Top 10 Residential HVAC Maintenance Tips

Residential HVAC Maintenance TipsJust as you wouldn’t drive your vehicle over 100,000 miles without performing routine maintenance such as changing the oil or checking the tires for wear, a smart homeowner knows that the key to an efficient home comfort system relies on regular heating, ventilating, and air-conditioning system (HVAC) preventative maintenance. Pre-season HVAC maintenance at regularly scheduled intervals will ensure your system provides trouble-free operation and peak performance, while keeping your energy bill in check.

The following HVAC maintenance tips will keep your system in top shape, while providing clues to when there may be issues developing that need professional attention:

Change your air filter regularly.
When your system is in use, your filter needs to be checked monthly. A dirty air filter will force your heating and cooling system to work harder, resulting in increased heating and cooling costs. Inspect your filter and clean or replace it every three months.

Check your thermostat settings to ensure they read correctly.
Replace the batteries if necessary.

Clear your supply and return vents.
Make sure furniture and clutter is not reducing airflow, and check that pet hair or other substances aren’t blocking the vents.

Inspect the electrical connections.
HVAC systems’ electrical networks and connections need to be checked routinely. Look for any loose connections and tighten if needed.

Inspect your outdoor unit.
Remove any debris such as leaves or weeds, and cut shrubbery back two feet away. Clean the fins with a soft broom, and wash the condensing unit with a hose periodically.

Check the evaporator coils, blower motor and condenser.
Remove any dirt, dust, debris and any other obstruction.

Inspect the condensate drain and remove any obstructions or blockages to avoid flooding or leaks.
Lubricate all moving parts within your system to reduce wear and tear.

Schedule regular maintenance tasks and keep track of them on a calendar.
Check your system before and after each season they will be in use.

Consider signing an HVAC maintenance agreement contract.
For homeowners with little time or handyman skills, this is often the best option.

Know when to call in the professionals.
While many routine HVAC maintenance tasks can be accomplished by homeowners with basic DIY skills, other maintenance, such as ensuring there are no leaks in refrigerant lines or checking combustion in gas or oil furnaces requires the expertise of a qualified HVAC professional.
